Fraudulent incidents in land investments have been quite common, which is why many people still prefer to stay away from them despite the potential for high returns. Our advice to such individuals is always the same: no matter how close the person selling you an NA plot or a weekend home scheme may be, always conduct the transaction with caution. All the necessary documents are available in the public domain, and it is your responsibility to obtain them. An NA plot or weekend home typically involves at least seven documents. You should only proceed with the investment once you are sure that all these documents are in order. Many people only check the 7/12 extract and move ahead, but that’s just one document. You should review all the 6-7 documents before proceeding.

Some lands are reserved for specific purposes, such as forest areas, creek lands, or land reserved for tribal communities. Never engage in transactions involving such lands. If someone offers to sell you land in such areas with the promise of getting it cleared for acquisition, there is a high chance of fraud.

 21. One common type of fraud that often occurs is when the same piece of land is sold to multiple buyers—sometimes even 10–12 people. How does this happen?

This happens due to certain loopholes in the registration process. When a landowner sells the land to someone legally and the transaction is completed, there is a gap in time before the new buyer’s details are updated on the 7/12 extract. During this period, the landowner may sell the same land to multiple people, taking advantage of this delay. This is a deliberate scam.

 22. Can’t this fraud be stopped?

Yes, it can be prevented. The fraud that occurs between the time of the transaction and the update of the buyer’s name on the 7/12 extract can be avoided by thoroughly reviewing certain legal documents. This includes checking whether the land has been sold to anyone else. It is essential to obtain a search report, conduct a title search, and verify all the relevant documents related to the 7/12 extract.
